WILLIAM T. MORRIS, AIA

A native of Knoxville, Tennessee, Mr. Morris began his architectural education at the University of Tennessee School of Architecture. He joined KBJM Architects, Inc. in 1978, where he steadily advanced from draftsman to project manager, taking on responsibilities including design and production coordination, overall project management, and client relations. In 1986, he was named a principal and took leadership of the firm’s Mt. Juliet office. Mr. Morris’s broad experience includes master planning and facility design for educational, religious, office, and commercial projects. In January 2002, he became President of KBJM Architects, Inc. He is currently a licensed architect in the States of Tennessee and Florida.

JASON MORRIS, AIA

Jason Morris earned his Bachelor of Science in Architectural Engineering from Tennessee State University. He brings comprehensive experience across all phases of the design process—from preliminary concepts through construction documents and contract administration—and is well-versed in all major construction delivery methods. Jason has developed a particular expertise in the design of K–12 educational facilities and is also highly knowledgeable in the planning and design of jails and courthouses. In recent years, he has served as Project Manager for several major school building initiatives throughout Middle Tennessee, including projects for Robertson County Schools, Sumner County Schools, Wilson County Schools, Marion County Schools, and many other public and private school systems. As Project Architect, he oversees the full production process from concept through construction, managing coordination between the design team, the Owner's staff, and the contractor. Jason is a registered architect in the States of Tennessee and Indiana.

KATHY RICHARDS,
LEED A.P., CSI, NCIDQ

Mrs. Richards works closely with clients to develop detailed programming requirements and brings a well-rounded background in both commercial and residential design. Her experience spans space planning and interior design, commercial kitchen layout and functionality, product research and specification, and the generation of comprehensive construction documents. She also actively manages interior construction administration, ensuring design intent is maintained throughout the building process. Mrs. Richards has contributed to the profession through service on the NCIDQ jury team and the CSI Board. She is also a proud 2018 graduate of Leadership Wilson, reflecting her commitment to both professional excellence and community leadership.

JENNI COZART, NCIDQ

Ms. Cozart joined KBJM Architects in 2009 as an intern and has since evolved into a highly skilled and versatile interior designer. A 2010 graduate of Middle Tennessee State University with a degree in Interior Design, she brings extensive experience across all facets of interior design specific to K–12 educational facilities. Her expertise includes 3D modeling, space planning, product research and selection, construction documentation, and interior construction administration. As an NCIDQ-certified professional and the firm’s BIM Coordinator, Ms. Cozart ensures integrated, accurate, and efficient design workflows from concept through construction.

NATHAN DUTCH

Mr. Dutch earned his Bachelor of Architecture from the University of Tennessee School of Architecture in 2019 and is currently sitting for the Architectural Registration Exams (ARE) toward licensure in the state of Tennessee. He serves as project lead on multiple active projects, guiding teams through all phases of design—from concept and schematic development to construction documentation and coordination. Mr. Dutch brings strong design and technical skills, leadership capability, and a dedication to delivering high-quality architectural solutions.

SANDY OLANDT, PE

Mrs. Olandt received her Bachelor of Science in Mechanical Engineering from Purdue University. She then went on to receive a Master of Science in Civil and Structural Engineering. Mrs. Olandt has experience in Educational Facilities, Nuclear Projects, Industrial Projects, Historic Renovations, Commercial Buildings, Community Buildings, Residential, and FEMA 361 Tornado Shelters. Mrs. Olandt’s responsibilities have included: conceptual design, calculations, drafting, specifications, engineering analysis, site development work, and construction support throughout the execution of a project.

STEVE G. MORRIS

Mr. Morris has been with KBJM since 1988. He is a graduate of East Tennessee State University with a BA in Construction Engineering. Prior to, during and after college he served in the US Army as a Construction Specialist, he worked in several construction company positions and owned his own home building and remodeling company. His primary rolls at KBJM are CAD drafting, detailing and Project Managing.

GARY C. KROMER, RA, CEFPI

Mr. Kromer received a Bachelor of Architecture degree from the University of Tennessee in 1976.  He has experience in many roles ranging from draftsman to designer to principal in charge.  Prior to his employment at KBJM, Mr Kromer was a principal from 1982-1990 of Cooper and Perry Architects where he was responsible for all aspects of project development from initial programming to contract administration.  Mr. Kromer joined KBJM in 1992, his duties include project management, maintaining client relationships, design and production coordination, and business development.  He currently holds registration in the State of Tennessee.

LARRY MARVEL, AIA, CSI

Mr. Marvel is a graduate of Purdue University, a member of the American Institute of Architects and the Construction Specifications Institute.  He has obtained certifications from CSI as a Certified Construction Specifier and a Certified Construction Contract Administrator. In 2008, he became a LEED AP. Prior to joining KBJM in 1989, Mr. Marvel held positions with Smith and Associates as a draftsman and Daverman Associates Architects as a contract administrator.  Presently, he is primarily engaged in specification writing, contract administration, and document quality control.  Mr. Marvel is currently licensed in Wisconsin.

LONNIE SELF

Mr. Self brings nearly three decades of experience in construction management, with a foundation in architectural drafting and design. His career transitioned early into hands-on construction, where he developed a comprehensive understanding of the building process from concept through completion. As a former Senior Partner and Licensed General Contractor in the state of Tennessee, Mr. Self served as Principal-in-Charge on numerous construction projects. His diverse expertise spans all phases of the building lifecycle, and he is known for effectively coordinating with owners, designers, and contractors to deliver high-quality, code-compliant projects that align with client goals.

ADMINISTRATIVE ASSISTANT

PENNY PHILLIPS

Mrs. Phillips plays a key role in the daily operations of the firm, providing essential support to ensure projects run efficiently and smoothly. She is responsible for logging and tracking all submittals and Requests for Information (RFIs), coordinating project schedules, and assisting with internal and external communications. Her organizational skills and attention to detail contribute significantly to the firm's ability to maintain quality control and meet critical project deadlines.
